Conceptual Design

If you want to explore a potential project a little bit before you commit your financial resources to it, Studio Wolf can help. We can explore your idea with pen and paper, maybe a quick sketched rendering and review current zoning and bylaws to see how your potential project might work.

Development Permits & Community Engagement

Once the concept has been solidified, the design will be further developed by adding additional detail and descriptions - allowing conversations about materials, finishes and budget to be started. At this stage, a builder or contractor should be selected. If you don’t have one, Studio Wolf can connect you with one.

Building Permit & Construction

With an approved DP in hand, Studio Wolf will engage all the required engineers for the project, which can include structural engineers, energy consultants, building suppliers, and if it’s a commercial building, mechanical and electrical engineers among others. At this stage, the drawings are layered with dimensions, notes and enlarged details that provide all the necessary information to build your project. Your selected builder or contractor will be able to bring the budget down from an estimate to an actual budget, outlining all the costs associated with the build.

Commercial Spaces and Buildings

Have you found a space ready for your new business venture? Or maybe your business has outgrown its current location? Or perhaps you want to develop a piece of land for commercial, retail or industrial uses? Regardless of the scope, Studio Wolf can help either directly or through its collaborative team members.

Building Code Analysis

While some building codes are international, most are modified based on your specific jurisdiction. It’s important to have a nuanced understanding of your local regulations before the project gets underway, and that’s where Studio Wolf comes in. Our collaborative team is proud to offer our clients in-depth building code analysis to ensure their building projects go off without a hitch.

Occupancy Classification

Essentially, the occupancy classification outlines how the building will be used. Restaurants and Warehouses, for example, have very different functions and will require different approaches to safety.

Location

Location determines where the building will be situated on your property and its safety in this location. This also includes the number of streets the building will face.

Construction Type

The construction type determines how the project will be built, the kind of materials that will be used, and the risks these methods and materials pose to the structure itself.

Sprinklers

While not all buildings require the use of sprinklers, they are often the cheapest way to help your facility meet fire safety codes. Thinking about sprinklers and installing them from the get-go is also recommended to save time and money.

Floor Area

The allowable square footage that the building code allows.

Means of Egress

Once the abovementioned factors have been considered, a safe pathway out of the building, or several depending on how many people will be using the space, needs to be determined.
